New Concrete Driveway, Sidewalks and Patio in Prairie Village, KS

Can a cracked, worn-out driveway be replaced instead of patched? Yes. Here’s one we just finished in Prairie Village, Kansas.

This Prairie Village homeowner’s driveway had years of wear, with cracks running all through it. For this concrete driveway replacement, Cascade Outdoor Services tore out the old concrete and poured a new broom-finish driveway. We also added new sidewalks around the house and, at the homeowner’s request, a concrete patio in the backyard. The whole project finished on schedule.

What was the problem with the old driveway?

It was worn out. After years of Kansas weather and daily traffic, the driveway was cracked throughout. It wasn’t one crack you could seal; the whole slab was failing. The walk along the garage side wasn’t much better: dead grass and loose old brick pavers that turned to dirt when it rained.

  1. Tore out the old driveway. We broke up the existing concrete and hauled it away, so the new pour starts from the ground up instead of going on top of a failing slab.
  2. Poured a new driveway with a broom finish. A broom finish leaves a fine textured surface that gives shoes and tires better grip than smooth-troweled concrete. That matters on a sloped driveway in a Kansas winter.
  3. Added new sidewalks around the house. The side of the house got a clean concrete walk in place of the dead grass and brick path.
  4. Built a backyard concrete patio. The homeowner asked for it, and we added it to the same project.

How did it turn out?

The homeowner now has a new driveway, new sidewalks and a patio. That’s one crew, one project, finished on schedule.

When is concrete driveway replacement better than repair?

Sealing or patching makes sense when you have a few isolated cracks. When cracks run across most of the slab, sections have sunk or heaved, or water pools on the surface, patches don’t last and replacement is usually the better buy. If you aren’t sure which one your driveway needs, we’ll come look at it and tell you straight.

Frequently asked questions

Does Cascade Outdoor Services install concrete driveways in Prairie Village, KS?

Yes. We recently removed a cracked, worn driveway in Prairie Village and poured a new broom-finish concrete driveway, along with new sidewalks and a backyard patio.

What is a broom finish on concrete?

A broom finish is made by dragging a broom across fresh concrete. It leaves fine ridges that give shoes and tires better traction than a smooth finish, which is why it’s common on driveways and sidewalks.

Can you add a patio or sidewalks to a driveway project?

Yes. On this Prairie Village job, the homeowner asked for a backyard patio and new sidewalks around the house, and we did them as part of the same project.

How long does a concrete driveway replacement take?

It depends on the size of the driveway, how much old concrete is coming out, and the weather. The work runs in stages: tearing out and hauling away the old concrete, preparing and forming the new slab, pouring and finishing it, then letting it cure. Curing, not the pour, is usually what decides when you get your driveway back. This Prairie Village project, which also included sidewalks and a patio, was finished on schedule. We’ll give you a timeline with your estimate.

How long does new concrete need to cure before I can walk or drive on it?

General industry guidance for a standard driveway is to wait at least 24 hours before walking on it, about 7 days before driving or parking a regular car, and about 28 days before heavier vehicles such as RVs or large trucks (Concrete Network). Concrete keeps gaining strength for about a month, and weather affects curing, so follow the timing your contractor gives you for your pour.

Do you need a permit to replace a driveway in Prairie Village?

Usually, yes. The City of Prairie Village requires a Right-of-Way Permit for work in the city right-of-way, which covers the street, the sidewalk and the green area, and it lists driveway replacement or expansion as common work that needs one. Ask about permits when you get your estimate.
